ncompassing nearly 400 acres, Ocean Ranch Corporate Centre is a forward-thinking master-planned business park located in Oceanside, Calif., in north San Diego County. Upon final build out, Ocean Ranch will have an estimated total of 4.5 million square feet of facilities valued at $2 billion.

Anchoring Ocean Ranch Corporate Centre is pharmaceutical giant Biogen Idec. The company has developed 60 of its 90 acres with 1.3 million square feet of office, manufacturing and support buildings. Biogen Idec has reserved the remaining 30 acres for future expansion. Additional world-class tenants at Ocean Ranch include Coca-Cola with a 13-acre site for an 80,000-square-foot distribution plant, which is under construction, and Ashworth Inc. with a 203,000-square-foot facility on a 15-acre acre site, which is scheduled for completion in November 2004.

Stirling Enterprises, the master developer of Ocean Ranch Corporate Centre, is a full-service real estate development company in Southern California with 17 years of experience in $2 billion worth of real estate projects. The Foothill Ranch, California-based company is led by partners Dougall Agan and Chris Downey who continue to create their shared vision in master planned communities, major land renovations and value-added redevelopment projects.

Dougall Agan, principal of Stirling Enterprises, announced the company has invested an estimated $65 million for development in infrastructure at Ocean Ranch Corporate Centre to support the area’s growth and Biogen Idec has invested $650 million. Ocean Ranch Corporate Centre is estimated to generate $12 million in property taxes to the City of Oceanside and $4 million in fee development revenue. Upon completion, the business park is also expected to generate approximately 4,100 direct jobs and 12,000 ancillary jobs for a total of 16,100 jobs for the City of Oceanside, according to Dr. Richard Parker, a professor at San Diego State University.

Ocean Ranch Corporate Centre is located four miles east of the I-5 Freeway, between Highways 76 and 78, and is next to major roadways including El Camino Real and Oceanside Boulevard.
